The modelling tool, entirely in the browser, built so an AI can use it, and just as usable by hand. Connect your own AI and it drafts the model through the Skanna MCP connector. Or do it yourself: trace a scan, a splat, a CAD file or an old floor plan, or draw from nothing, and build a real IFC building model floor by floor, with every wall, opening, fixture and service run carrying its real specification. Either way it is the same model, and you can take over from the AI at any point. No CAD seat, no plug-ins, no workstation. Most people are productive in it in a day.

Everything comes back out in open formats: IFC for the model, GLB for the geometry, DXF, SVG and PDF for the drawings. Take them to SketchUp, Revit, Blender or any other platform, or keep working here. Nothing is trapped.

Digitise a building with your own AI, or have it done for you

A Skanna building model is documented, open JSON, not a proprietary binary or a licensed API. So your own AI can author the model directly, through a connector that is live today, and nobody has to force an MCP into a closed CAD system that was never going to let it in. If you have a LiDAR iPhone or iPad Pro, it captures geometry, photos, 360° panoramas and notes in one walk-through, all positioned in space and true to scale, ready to model from. We don't guess at the geometry and we don't invent the images. Everything is captured, processed and stored on the device. Free, no account, and completely private.

How it works

Five stages, once per building. Click any stage to open it. In stage two, click the way in that matches what you already have.

Six ways in, and all of them end at the same model

Only one of them needs a scanner. Everything after this stage happens in a browser tab, and you can mix them freely: scan the ground floor, trace the architect's DXF for the first, draw the loft from a tape measure. One model either way.

Fastest and most accurate

LiDAR scan. Walk the building with an iPhone or iPad Pro and come out with measured geometry, photos and 360° panoramas, all positioned in space. One visit, everything collected at once.

Who this is for

Everybody gets the same platform, the whole of it. Scanning, browser modelling, drawing sets, the published twin, the property portal and the operations side are one product, not tiers sold to different trades. The only difference between the rows below is which part you reach for first.

Property owners The main one. You own the building, so you carry every cost of not knowing what is in it: the survey paid for twice, the site visit that existed only to measure something, the material ordered wrong, the contractor quoting from a drawing that stopped being true years ago. One accurate twin ends that. Every trade, valuer, insurer and buyer after it starts from the model. You do not need a scanner: an old floor plan is enough to start. And when you sell, the twin goes with the property, the way keys and deeds do. How it compares

A 100-unit development, and everything else the model can do

On a 100-unit development the same models give the permit and construction drawings, a buyer walkthrough of each unit, and the operations and maintenance system for the finished estate. Villas are measured on site while they are being built, so the model follows what is actually there. And the same model does the work you would otherwise buy from several other places:
